Quota up to 49%
By law foreigners may own up to 49% of a condominium's unit area. Quota units go first, especially in resort areas.
Sansiri · Patong · booking 25 Nov
Sansiri returns to Patong for the first time since THE DECK: 389 residences in three eight-storey buildings, from ฿3.9M fully furnished with appliances. The project is registered under the Condominium Act, so you can buy freehold in the foreign quota, in your own name. Booking opens on 25 November.
The project
BRISA Patong by Sansiri (บรีซ่า ป่าตอง บาย แสนสิริ) is a condominium in central Patong on Phang Muang Sai Kor Road, 350 metres from Jungceylon and 900 metres from the beach. The concept is Living Well by The Sea: life by the sea at your own rhythm, with a pool, sauna, cold plunge and a garden in the courtyard.
Sansiri is one of Thailand's largest developers. Its previous Patong project, THE DECK, launched in 2013 and completed in 2015. BRISA marks Sansiri's return to Phuket's liveliest resort more than ten years later.
The scale is intimate for Patong: three eight-storey buildings, 389 residences. About 70% are compact 30–34 m² one-bedrooms that work both as a home by the sea and as a rental. Every unit is handed over furnished with six appliances.
The environmental assessment is filed for a condominium (EIA 256907-13). For an overseas buyer that matters most: such a project can sell units in the foreign quota, as full ownership.
Why it matters
The project is registered under the Condominium Act. That means a foreigner can buy a unit as full freehold ownership, within the foreign quota.
By law foreigners may own up to 49% of a condominium's unit area. Quota units go first, especially in resort areas.
The unit is registered at the Land Department in your name. You can sell it, gift it or pass it on to heirs.
Presentation on 12 November, booking on 25 November, Grand Opening on 7 December. Those with the price list in hand pick their unit on day one.
A listed company with over ฿40 billion delivered on the island, about 11,000 units. In Patong Sansiri already built THE DECK (2013–2015).
Layouts and prices
Four formats, from a compact one-bedroom to a two-bedroom with two bathrooms. Prices across the project run from ฿3.9M to ฿10.9M, about ฿128,000 per m².
Bedroom, living room with kitchen, balcony. The most rentable format.
The same one-bedroom with a generous terrace for breakfasts and evenings outdoors.
For a couple with a child, or anyone who needs a home office.
Two bedrooms, two bathrooms: easy for families and for group rentals.
Living Well by The Sea
A wellness set that is rare in Patong: not just a pool and gym, but a sauna with a cold plunge — hot and cold contrast after the beach.
Before 25 November
We'll send BRISA Patong prices, floor plans and booking terms right after the 12 November presentation, before sales open to everyone.
Patong
Phang Muang Sai Kor Road is Patong's two-way 'third line'. Everything is on foot: Jungceylon is 350 metres away, the beach and Bangla Road 900. Yet it sits away from the night-time noise of the beachfront.
Distances are quoted by the developer and rounded.
Patong is Phuket's most visited resort: hotels, restaurants, nightlife and the beach run all year. Compact one-bedrooms within walking distance of the beach are the clearest rental format, and furnished units with appliances can be let straight after handover.
Phuket market
In Sansiri's words, Phuket is moving from a holiday island to a Global Metropolitan and Long-Stay Destination — a place people live in for long stretches. Most of the company's foreign buyers on the island come from Russia.
Thirteen years on, Sansiri builds bigger in Patong: one more building, 119 more residences, while the entry price rose by only ฿1M.
